Built for coastal homes

Lower Mainland attics fail differently. We build for that.

Most insulation advice is written for cold, dry prairie winters. The Lower Mainland is a different climate — mild, wet, and relentless — and our homes lose energy in ways a Calgary playbook never accounts for.

Moisture is the real enemy here.

Our coastal air means attics deal with condensation, not just cold. Warm, humid indoor air rises into a cold attic, hits the underside of the roof deck, and condenses. Over time that's damp insulation, reduced R-value, and the conditions for mould. Good attic work in this region isn't just about adding depth — it's about air sealing and ventilation working together so the assembly stays dry.

Ventilation and wind-washing at the eaves.

Many older Lower Mainland attics were built with too little intake ventilation, or have soffits blocked by settled insulation. Wind entering at the eaves can strip performance from the first few feet of insulation — “wind-washing” — so the corners of your ceiling run cold even when the middle is fine. We install baffles and dams to protect the edges and keep airflow where it belongs.

The right R-value for our climate.

Most of the Lower Mainland sits in a milder coastal climate zone where the attic target is R-50. Some BC climate zones — colder and higher-elevation areas — require R-60, so the right number genuinely depends on where your home is. Either way, most homes built before 2010 sit well short of it, and topping up is one of the highest-return upgrades available to a homeowner here. We confirm the target that applies to your address before we quote.

  1. The pre-1980 bungalow & war-era home.

    Often sitting at just R-12 in the attic, with empty or settled wall cavities. The biggest comfort gains — and the fastest payback — usually live here, and these are prime candidates for drill-and-fill walls.

  2. The '80s–'90s Fraser Valley rancher & two-storey.

    Some insulation, but typically far below today's target, with settled batts and gaps that let heat pool and escape.

  3. The Vancouver Special.

    That boxy, low-pitch roofline has its own attic quirks — we know where these lose heat and how to reach the tight spots.

  4. The 2000s build.

    Better than older stock, but rarely at the R-50 target most of the Lower Mainland is held to — and short of the R-60 some BC zones require. A top-up here is a smaller job with a real payback.
